Overview

The Construction Manager is the prime point of contact and person responsible for management of assigned building improvement, tenant improvement, capital improvement, and repositioning projects and programs for the Real Estate Services division of the RMR Group LLC.

 

The Construction Manager will act as the Owner’s Representative in interactions with tenants and vendors and will work in close contact with Property Management, Engineering, and Construction Management teams. The Construction Manager will collaborate with local, area, and regional leadership to develop and manage projects from inception to completion. This individual must be skilled at working with tenants, architects, engineers, specialty consultants, general contractors, and their vendors, and exhibit outstanding client service and professionalism. Teamwork and collaboration are critical to this position’s success.

 

Working in conjunction with the Senior Director of Construction in RMR Real Estate Services, the Construction Manager will be responsible for numerous assigned projects and programs in RMR’s Territory B. To be considered for this position, the applicant must have a proven track record in management of commercial construction projects and be able to supervise and manage multiple projects simultaneously.

Responsibilities

  • Determine project needs and assemble project teams through competitive bid processes. Project teams may include architects, engineers, other design team members, specialty consultants and testing agencies, general contractors, and other
  • Lead and coordinate pre-construction planning
  • Drive, coordinate, and supervise project activities to completion
  • Identify and communicate design and construction changes, budget, and schedule impacts, and ensure scope documents are adhered to throughout each phase of the
  • Prepare reports on design and construction status and updates on ongoing construction activities on multiple
  • Lead and/or participate in project coordination meetings and perform onsite inspections.
  • Review vendors pay applications and provide
  • Coordinate project close out, commissioning, and
  • Manage project communication with stakeholders, including RMR team members, tenants, leasing brokers, architects, engineers, and other
  • Work with local, area, and regional leaders to devise and implement budgets for capital improvements such as elevator modernizations, cooling tower upgrades, interior common area updates, tenant improvements, roof replacements, site-work and building façade
  • Act as project lead with local, state, regional, and national Authorities Having Jurisdiction (AHJs) in support of assigned
  • Collaborate with Engineering and Property Management teams on cost saving initiatives regarding maintenance and operational programs.
  • Assist in implementing and managing a construction waste management program to support company-wide sustainability initiatives. 
  • Assist in implementing, tracking, and managing carbon reduction and energy reduction programs to support company-wide sustainability initiatives. 
  • Generate innovative repair
  • Bid and negotiate vendor contracts for major and minor construction projects.
  • Produce and manage project
  • Provide strong field
  • Ensure compliance with OSHA requirements, environmental regulations and building codes

Compensation Information

  • Salary Range:  $135,000 – $165,000.  The range displayed represents the estimated salary range; compensation will be determined based on skills, experience, qualifications, location, and other job-related factors including comparison to current employees in this role. Our comprehensive total reward programs include discretionary bonus eligibility, medical, dental and vision coverage, a retirement savings plan with competitive company match, tuition reimbursement, employee wellness programs and more. Qualifications

  • Bachelor’s degree preferred. Expertise in Construction Management, Architecture, or Engineering
  • Minimum of five years’ experience in the field of Commercial Construction as Project General Contractor, A/E, or Developer experience preferred. Owner’s rep experience is desired.
  • Willingness and ability to travel in support of assigned Expected travel is approximately up to 20% and will vary with workload.
  • Strong supervisory, organizational, analytical, verbal, written, and interpersonal relational skills are a must
  • GSA project management experience preferred 
  • Knowledge of commercial building codes, permitting process, and energy
  • Advanced knowledge concerning commercial mechanical, electrical, plumbing, and structural systems/assemblies.
  • Ability to work in a fast-paced, collaborative, and results-driven
  • Proficiency in Excel, Adobe Writer/Bluebeam, PowerPoint, Word, Outlook, and other industry CAD and scheduling software proficiency (MS Project) is highly desirable.
  • If, at any time, security clearance is required for your job (i.e., project work at a property leased by the Federal Government), such clearance may be a condition of
  • Basic understanding of commercial building codes, change of use processes, site planning, easements, building restrictions, and zoning.
