Overview

The work being performed by The RMR Group’s Development Team spans all major regions of the United States and involves a broad range of project types, including mixed-use, office, life science, hotel, industrial, retail and multi-family. This is a dynamic, fast-growing group that is responsible for building everything from large, master-planned urban neighborhoods to standalone retail structures. Given the breadth and scope of our projects, we are looking for an experienced Development Director that has the ability to independently shepherd a portfolio of properties through all phases of the development process. The successful candidate will have an entrepreneurial mindset, a penchant for collaboration, and the flexibility to handle a wide variety of project types and scales.       

 

 

Responsibilities

  • Prepare highest and best use analyses and commission feasibility studies to identify potential development projects.
  • Perform early-stage financial analysis/modeling to inform return projections, risk assessment, and project viability, and continually revisit and update those analyses/models as project progresses through design and construction.
  • Vet, assemble and oversee all external members of the project team, including architects, engineers, consultants, brokers, marketing firms, general contractors and local counsel.
  • Coordinate with design professionals to guide project from conceptual plans to construction documents.
  • Serve as the lead representative for complex entitlement and governmental approval processes, civic engagement efforts, and discussions with public and private stakeholders within the project’s local community.  
  • Along with project consultants, establish marketing and public relations strategies and oversee the rollout of marketing campaigns for individual projects.
  • Manage commercial lease transactions individually and in conjunction with RMR’s asset management and property management teams, from initial proposal through lease execution.
  • Regularly present recommendations and updates with respect to existing or potential developments to RMR’s investment committee.
  • Identify opportunities for strategic acquisitions to augment existing development sites.
  • Work with the Vice President to put together reports for the Executive Operating Committee on projects under pursuit, under construction and under lease-up.
  • Source new projects, both from within RMR’s existing portfolio of assets as well as externally via relationships and knowledge within the broader development community.  
  • Collaborate with the Project Management Team to maintain construction schedules and ensure projects are delivered at or under budget.  
  • Track progress of each project against quality, cost and delivery goals. Report status and variances. Create action plans to meet objectives, budget and schedule.

Qualifications

  • Bachelor’s degree. Master’s degree in related field preferred but not required.
  • 8-10 years of real estate development experience, preferably across a variety of use types.
  • Knowledge of the principles associated with architecture/design, zoning and land use regulation, urban planning, civil engineering, real estate finance, governmental/public affairs, and leasing.  
  • Familiarity with moderately complex documents affecting real estate, including but not limited to purchase and sale agreements, surveys, vendor contracts, leases, development agreements, work letters, easements, and environmental reports.
  • High level of accountability and ownership of action.
  • Advanced proficiency in financial modeling, budget management and data analysis.
  • Excellent written and oral communication skills.
  • Ability to work in a fast-paced, team centered, results-driven environment.
  • Thorough understanding of Microsoft Office products, CRM software, ARGUS Enterprise, database management & reporting.
  • Willingness to think creatively and strategically about the future potential of real estate assets, while taking into account site constraints/encumbrances, market conditions, regulatory environment and execution risk.  
  • Ability to travel up to 25%.
