Overview

Join our team as a Sustainability Manager, Residential and play a pivotal role in driving sustainability initiatives across our residential real estate portfolio. You will collaborate with key internal stakeholders, including Acquisitions, Property Management, Construction, Investor Relations and Asset Management, to champion sustainability initiatives and raise awareness throughout the company.

 

Your responsibilities will include ensuring the accuracy and quality of sustainability data for benchmarking, reporting and performance tracking in areas such as energy, water, waste, emissions and social activities. You will analyze and report on the value of our sustainability programs and green building certifications, identifying opportunities for savings and developing project scopes.

 

Additionally, you will contribute to the enhancement of existing policies and the creation of new programs that support our company-wide sustainability goals. As the leader of the RMR Residential sustainability committee, you will spearhead activities that drive our commitment to a greener future.

Responsibilities

  • Lead RMR Residential sustainability initiatives. Have accountability for successfully integrating sustainability into RMR Residential business lines.
  • Perform analyses to track and evaluate the performance of sustainability programs aimed at achieving established sustainability goals. Develop reports for internal and external stakeholders communicating progress on goals and programs.
  • Assess historical performance for energy, water, waste, and emissions reduction to identify areas of focus and opportunity. Work with team members to calculate cost savings and assist with project implementation to track and achieve savings.
  • Ensure operational sustainability programs meet and exceed the expectations of investment partners.
  • Interact with site teams to collect and manage sustainability performance metrics.
  • Analyze sustainability conditions and behaviors and recommend programmatic changes to continuously improve performance.
  • Implement systems, procedures and work practices to ensure compliance with company/fund disclosures and regulatory policies.
  • Manage GRESB reporting activities for RMR Residential fund(s), including oversight of environmental data capture and quality assurance, authoring narratives and drafting policies for qualitative responses, and evaluating benchmarking scores for continual improvement of fund performance. Collaborate with other departments, such as Human Resources, Risk Management, Asset Management, etc., to gather and report on information under their purview.
  • Collaborate with Construction to effectively develop scopes of work for and manage consultants carrying out sustainability projects and activities.
  • Assist with developing short-, medium- and long-term sustainability strategies that drive asset and fund performance.
  • Assess opportunities for engagement with employees, tenants, and residents on sustainability topics.
  • Develop engagement materials and programs for both residential and commercial portfolios designed to advance the success of sustainability goals and social initiatives. Assist with company-wide quarterly newsletters and corporate updates.
  • Support regional team members with the implementation of value-add green building certifications, such as ENERGY STAR, Fitwel, LEED, and others.
  • Prepare responses to ESG data requests from external stakeholders.
  • Support growth of electric vehicle (EV) charging stations across residential communities.

Qualifications

  • Bachelor’s degree in a related field required.  Master’s degree preferred.
  • Minimum 5+ years of direct experience with corporate sustainability programs including emissions/energy/water/waste tracking and reduction in a commercial or residential real estate setting.
  • Proven track record of implementing and monitoring sustainability programs in residential (multifamily) real estate.
  • Strong working knowledge of building systems, e.g., lighting, HVAC, controls, etc. and energy analyses for building systems.
  • High Proficiency with Microsoft Word, Excel, Outlook and PowerPoint is required. Familiarity with Microsoft Power BI a plus.
  • Demonstrated ability to present complex data to facilitate analysis and decision-making.
  • Excellent verbal and written communication skills with ability to effectively communicate with varied audiences, e.g., executive directors, mid-level managers, engineers, operators.
  • Ability to excel in a fast-paced, team-centered and results and deadline-driven environment.
  • Positive, creative, innovative approach to problem solving and the ability to exercise judgment and discretion.
  • Self-motivated and quick, adaptive learner in a changing environment.
  • Experience with tools such as Energy Start Portfolio Manager, Conservice and other sustainability data management software tools.
  • Knowledge of energy and water benchmarking ordinances and Building Performance Standards (BPS) and compliance strategies.
