Overview

The Senior Asset Manager, Senior Living, is responsible for the strategic oversight, operating performance, and value maximization of a nationwide portfolio of senior living communities. The Senior Asset Manager serves as the owner representative and primary asset management relationship with assigned operators, independently evaluating financial and operational performance, identifying risks and opportunities, developing recommendations, and driving execution of approved asset strategies. The role is expected to challenge operator assumptions and performance constructively, translate complex operating and financial information into actionable recommendations, and provide senior management with clear conclusions and recommended courses of action. The Senior Asset Manager also leads or materially contributes to annual business planning, budgeting and forecasting, capital investment decisions, acquisitions and dispositions, operator transitions, and other strategic portfolio initiatives.

 

The Senior Asset Manager will work closely with the Asset Management team, RMR senior leaders, and senior living operators to ensure business plans are effectively implemented, and performance targets are met.

Responsibilities

Portfolio Performance & Operator Oversight

  • Analyze and interpret monthly community financial statements and operating reports, including revenue, labor and other operating expenses, NOI, cash flow, and capital expenditures, to assess performance against budget, prior year, and market benchmarks.
  • Monitor community and portfolio KPIs, including occupancy, move-ins and move-outs, rate growth, RevPOR, NOI margin, labor cost and hours per occupied unit, and agency/contract labor usage, and benchmark results against NIC MAP and other market data.
  • Lead operator engagement around material operational and financial performance issues, challenge underlying assumptions, establish corrective action plans, and hold operators accountable for execution and results.
  • Review operator staffing models, wage positioning relative to local markets, and plans to reduce agency labor.
  • Monitor state survey results, licensure status, resident and family satisfaction, and risk and incident trends as indicators of operator quality and asset risk.
  • Develop and monitor annual and long-term community business plans with the Senior Living Asset Management team and operators and hold operators accountable to agreed plans.
  • Lead the review, challenge, and approval of annual operator budgets and periodic reforecasts.
  • Administer management agreements, including performance tests, management and incentive fee calculations, reporting requirements, and termination and transition provisions.
  • Evaluate and enhance pricing, rate increases, care-level billing, revenue management, marketing, and sales processes with operators, including lead-to-tour and tour-to-move-in conversion.
  • Assess market trends, demographics, new supply, and competitive positioning to support community-level strategy with operators.
  • Conduct regular performance review meetings with operators and summarize findings, action items, and follow-up for RMR leadership.
  • Conduct site visits to assess physical condition, competitive positioning, and operations, and to identify issues and opportunities in coordination with operators.
  • Serve as a resource and subject matter expert to other members of the Asset Management team, sharing best practices, providing guidance on complex analyses and operator matters, and supporting the development of less experienced team members.

 

Capital Planning & Reporting

  • Oversee annual community capital plans, including underwriting capital expenditure, renovation, and repositioning projects and tracking returns after completion.
  • Prepare portfolio performance reporting and presentations for RMR senior leadership, including support for quarterly earnings and investor materials.
  • Develop and maintain KPI dashboards and reporting tools for portfolio monitoring.

Transactions & Strategic Initiatives

  • Support financial analysis for potential acquisitions, dispositions, and operator transitions.
  • Assist with recommendations for acquisitions, dispositions, and operator transitions to internal stakeholders for approval.
  • Support due diligence, valuation analysis, transaction execution, and operator transition activities as required. 
  • Assist leadership with ad hoc analysis, portfolio strategy initiatives, and special projects. 
  • Lead cross functional coordination on assigned portfolio matters, engaging Investments, Capital, Accounting, Finance, Legal, Business Intelligence, and other teams to resolve issues, advance strategic initiatives, and ensure timely execution of business priorities.
  • Represent RMR at industry events and conferences (e.g., NIC, Argentum) and build relationships with operators, brokers, and capital partners to support sourcing and operator selection.
  • Complete ad hoc analysis and special projects with the Senior Living Asset Management and REIT management teams.

 

Qualifications

  • Bachelor’s degree in business, finance, economics, real estate, or a related field.
  • 7+ years of experience in asset management, investments, M&A, or financial analysis within real estate, with exposure to senior living, healthcare, or another operationally intensive real estate sector.
  • Advanced financial modeling, accounting, and analytical skills, with high proficiency in Microsoft Excel, Word, and PowerPoint.
  • Experience analyzing operations at the property or portfolio level, identifying opportunities, and driving profitability.
  • Excellent written, oral, and presentation skills and strong negotiation skills, with the ability to manage diverse stakeholders, including operators, brokers, and senior leadership.
  • Self-motivated, with the ability to work in a fast-paced, team-centered, results-driven environment.
  • Strong judgment and ability to operate effectively through ambiguity and manage competing priorities with limited supervision.
  • Ability to deliver work in a timely and accurate manner, meeting deadlines and allowing time for next-level review.

The estimated base compensation range for this position is $150,000 to $185,000 per year. RMR considers several components including an individual's skills, qualifications, experience, internal equity, and market data.
